  Introduction

The Mirabel estate is located 50 kilometres east of Toulouse just outside the village Puylaurens in a beautiful, hilly region.

People have been living on this spot for centuries. The French noble family that sold the property in 1990 had been the owner for more than 200 years. Originally they lived in the village of Puylaurens and Mirabel was their place for recreation as well as the centre for their farming and wine activities. In 1810 their home in the village burned down and so they constructed the château as it stands today to be used as their principal home. The adjacent dependencies date from different periods (both before and after 1810) and the housekeeper villa was constructed around 1950.

The whole complex of buildings is surrounded by a wonderful 60,000 sq.m park with vast lawns, a natural spring and many big old trees to give nice shadow in the summer.

Practically all buildings have been object for renovation activities during 1990 – 1993. Furthermore a swimming pool with adjacent terraces, a fountain, new lawns and an irrigation system have been added in the park.

The estate is strategically located 45 minutes from the Toulouse international airport with its daily connections to Paris, London, Geneva, Frankfurt etc. Within two hours drive one can reach the winter skiing in the Pyrenees or the beaches of the Mediterranean Sea. A handful of golf courses can be reached within an hour’s drive. You are surrounded by famous wine districts like Bordeaux, Gaillac, Cahors, Corbière and Roussillon.


Château de MIRABEL

The château is of a type called “Châteaux d’Ile de France”, which originates from the Paris area and which is quite uncommon in the region. It was constructed in its present form in 1810 on the grounds of earlier constructions dated back to the 16th century.

The château building is connected to the “old kitchen wing” (original kitchen), which in turn is connected to dependencies and housekeeper’s villa. The buildings are surrounding the courtyard on three sides – the fourth side consists of a wall with a big iron gate (main entrance).

During the years of 1990 to 1993 a complete renovation, “down to the bare walls” was conducted and the château was redone to the highest standard. All in all this house provides a completely renovated living area of 630 sq.m consisting of 14 rooms, 1 kitchen, hall, 2 bathrooms and 5 WC.

1st floor (ground level):

Kitchen with all appliances (micro, ceramic stove, hot air oven, dishwasher, refrigerator, freezer etc.) doors and drawers in walnut combined with granite and wood wall cover from the original room, ceramic floor and old fireplace. Entrance to the pool-area.

2nd floor

Here you find five large bedrooms, all with original parquet floors and all except one with original fireplaces. A large hall binds the bedrooms together with the two WC and the bathroom equipped with bathtub, shower and two basins. Floor partly parquet/marble (2 levels) and walls in ceramics. From the hall the stone staircase down to the ground level and an original wooden staircase up to the 3rd level.

Southwest of the manor building the ground has been partly reshaped by the architect to provide the pool site, fountain, terraces and lawns with automatic irrigation etc.

The swimming pool, (12,0 m x 6,6 m) is done in mosaic and with a generous stone terrace around it. Between the pool and the main house is a terrace with paving stones and old fashion stone walls connecting the pool site and the château. An illuminated fountain in old design has been created between the château and the pool site. The whole setting is situated towards west and provides a wonderful view of the sunset.


3rd floor

Six bedrooms, two with old fireplace and all with cupboards. A linen room (original), a bathroom with shower and two basins and finally two WC. All floors on this level is original wooden floor that has been painted.

Old kitchen wing:

Connected to the château building itself is the old kitchen wing, 70 sq.m with communication to the hall in main building. This part is only partly renovated. Here you find an old big fireplace, the central heating furnace, the laundry room, an extra storage room, entrance to the cave and communication out to both terrace and courtyard.

Housekeepers villa:

Contains kitchen, living room, two bedrooms and a shower/WC, app. 80 sq.m. It has its own central heating and a garden, separate from the one used by the owners of the château.

Dependencies:

Dependencies and storage areas are app. 500 sq.m. Their original stonewalls and the new roof in original design and material give atmosphere to the whole setting.


Surroundings

The property is located 45 kilometres east of Toulouse in the south of France in the department of Tarn. This is a beautiful, hilly, rural region, not yet touched by too much tourism. The site is extremely “private” even though you are just 1 kilometre outside the village Puylaurens (behind a hill) with all facilities like bakeries, meat shops, supermarkets, pharmacists, doctors, ambulance service etc.

There are a lot of varying possibilities for recreation activities nearby. Within two hours drive you can reach the Pyrenees with skiing in the winter and walking-tours in the summer. In about the same distance you also have the beaches of the Mediterranean Sea. Within three hours drive you also have the beaches of the Atlantic Ocean. Very close by are the Black Mountains and the Central Massive, mountains which offers a lot of activities all year around. Finally several rivers and the “Canal de Midi” offers possibilities to canoeing and bating.

The golfer has a handful of golf courses to choose from within an hour’s drive. They are generally very well kept, not too expensive and – the most important – not crowded. At the nearest golf course, Fiac, you have a 18 hole course with lots of water. A golf restaurant and a first class village restaurant, just on the side. One of the oldest golf courses in the region is close to the town of Mazamet.

Like everywhere in France you find excellent restaurants. This region is especially famous for its for it’s goose liver. You are surrounded by famous wine districts like Bordeaux, Gaillac, Cahors, Corbière and Roussillon.

The region is just full of history. Not far away, by the Dordogne river, the human “Cro Magnon” was found. Nearby are also the famous paintings in the cave Lascaux, 17,000 years old. The medieval city of Carcassonne with its fantastic town wall is a popular excursion.

The city of Toulouse is a cultural centre with its old town with many old beautiful buildings. Here you can find the second largest university in France, counting the number of students. Also the town offers a great number of events like operas, concerts, theatres etc.


The park

The wonderful park is several hundred years old, with many impressive trees and large lawns. Amongst others you can find cedar wood, larch-trees, lime-trees, different oak-trees, Norway spruce-fir, pines, cedar of Lebanon, plane-trees, chestnut-trees, laurel-trees as well as a bamboo forest. A natural spring with basins that date back to the Galls, is said to have been used for fertile baths.

The park has a beautiful view over the hilly landscape, where you mostly see sunflowers, wheat and forests. The location is very “private” and calm with the nearest neighbour several hundred meters away. Furthermore there is no passing traffic since the only way of entrance stops at the estate.
